The Problem

Office landlords must manage multiple tenants, and have to appropriately allocate taxes to tenants, which requires a system tracking taxes and allocating rent to a building and tenant in that building. Communication is important in order to create a bridge between tax information and tenants. Finally, a mechanism is needed to calculate rent, and recover savings – remember, the landlord is receiving the tax bill and assessment notice.

The Solution

itamlink offers a multi-tiered solution; landlords use the lease module, the buildings and allocations module, and tenants module. The buildings module has built-in charge backs, and allocations for tenants. A Transmittal report allows users to view total tax and allocation. A relationship between tax and leasing determines these amounts (typically, clients project 5-6 months out) to find true rent amounts. As this is at the parcel level, users establish parcels and allocations through itamlink. itamlink is a tool that efficiently responds to tenant inquiries, project and set rents, or recover taxes from rent.
